  • Upgrading 14 stairwells which were in generally poor condition up to a high quality finish.
  • Upgrading the inadequate electrical capacity to modern standards.
  • Redesigning and improving the sub-standard fire compartmentation and fire detection.
  • Removing significant levels of asbestos containing materials throughout the fabric of the building in a safe manor.
  • Careful liason and accurate programming of works to 120 flats.


  • Set out a clear and accurate program which enabled us to manage the difficult task of gaining access into each of the 120 flats.
  • Employed a full time resident liaison manager (in addition to the full time site manager) who was tasked with schedule the works in the 120 flats and deal with any queries the residents had.
  • Produced regular project updates in order to keep all parties and residents up to speed with progress, variations and key dates.
  • Assisted the block manager with moving out residents for 4 days per block whilst the asbestos removal works were undertaken and the common parts were tested and certified as safe for re-entry.
  • Dealt with significant design changes and variations whilst liaising with the local supply com-pany (UK Power Networks) who were running the new supply cable from the road into the properties. Reacted when problems arose with the works UKPN were doing and assisted to ensure that all flats were left with power at all times
  • Held regular site meetings with the block managers and head residents to encourage design brainstorming and feedback, and maintain strong teamwork between A S Ramsay’s project team, the overseeing surveyors, residents and block managers.
  • Carried out weekly tool box talks and training with all of our operatives to ensure that high standards are met and professionalism runs throughout our firm.
  • Implemented clear quality control procedures to limit snagging and hit practical completion on time.

“Harris Associates has worked with A S Ramsay for a number of years almost exclusively on residential mansion block major works schemes. During 2016 A S Ramsay have been appointed as main contractor on a number of contracts under our direction [as contract administrator]. The most notable contracts include Belgravia Square (contract sum £170K), Castellain Mansions (contract sum £550K), Artillery Mansions (contract sum £400K) and Southwold & Cleveland Mansions (contract sum £1.2M). Castellain and Belgravia are external renovation projects and Artillery and Southwold & Cleveland are internal refurbishment projects.
As with all major works projects in this sector it is vital that a main contractor is seen (and acts) as an integral part of the team delivering the works [for the benefit of the residents] rather than just be viewed as a contracting firm. A S Ramsay understand that they are in the “service” business rather than just “contracting”. They are flexible, “non-contractual” and have a tremendous teamwork ethic that transcends through each level from the directors, through their team of contact managers and onto the site managers and delivery teams. They performed particularly well on the Southwold and Cleveland project which required very precise programming and organisation of the different facets of the job, including asbestos removal, electrical mains renewal as well as complete refurbishment of 12 residential blocks.”
